Job Purpose

The Procurement Officer – Property & Landlord Acquisition is responsible for identifying, negotiating, and securing suitable residential properties from landlords, developers, investors, estate agents, and property owners for long-term lease agreements.

The successful candidate will build strong commercial relationships, negotiate favorable lease terms, assess property suitability, and support the company's expansion strategy. This role requires excellent negotiation, communication, relationship management, and commercial awareness.

Key Responsibilities

Property Sourcing

  • Identify residential properties suitable for the company's portfolio.
  • Develop relationships with landlords, investors, developers, estate agents, letting agents, and property management companies.
  • Generate new property opportunities through proactive outbound calling, networking, email campaigns, LinkedIn, referrals, and market research.
  • Maintain an active pipeline of available properties.
  • Attend property viewings where required.

Landlord Acquisition

  • Contact landlords and introduce the company's leasing model.
  • Explain the benefits of guaranteed rent and long-term leasing.
  • Build trust and long-term partnerships with property owners.
  • Maintain regular communication with prospective landlords.
  • Convert enquiries into signed lease agreements.

Negotiation

  • Negotiate commercial lease terms with landlords.
  • Achieve competitive rental agreements while protecting company profitability.
  • Resolve objections professionally.
  • Secure the best commercial outcome for both parties.

Property Assessment

  • Review properties against company acquisition criteria.
  • Assess location, size, condition, compliance, and suitability.
  • Liaise with internal compliance and property teams regarding required works.
  • Identify refurbishment opportunities where appropriate.

Relationship Management

  • Build long-term relationships with landlords and agents.
  • Act as the primary point of contact throughout the acquisition process.
  • Maintain excellent customer service standards.
  • Encourage repeat business and referrals.

Administration

  • Maintain accurate CRM records.
  • Update acquisition trackers.
  • Record negotiations and property details.
  • Produce acquisition reports.
  • Assist with preparing Heads of Terms and lease documentation.

Essential Skills & Experience

  • Previous experience in property procurement, acquisitions, lettings, estate agency, housing, or property management.
  • Strong negotiation and closing skills.
  • Excellent communication skills.
  • Confident speaking with landlords and property professionals.
  • Commercial awareness.
  • Ability to build long-term business relationships.
  • Excellent organizational skills.
  • Ability to manage multiple acquisitions simultaneously.
  • Strong attention to detail.
  • Competent using Microsoft Office and CRM systems.
  • Self-motivated with the ability to work independently.

Desirable Experience

  • Experience negotiating commercial leases.
  • Knowledge of supported accommodation or exempt accommodation.
  • Experience working with landlords and property investors.
  • Understanding of property compliance requirements.
  • Experience within social housing or supported housing.
  • Knowledge of local authority commissioning or housing sectors.
